1. Licensing and Brokerage Status
Crown Estate Advisors is a professional real estate consulting and property advisory firm. We are not a licensed real estate brokerage, nor do we act as sales agents representing buyers or sellers on standard commission-based MLS lists.
We work exclusively on a flat-fee, hourly, or project-based fee model, acting as independent consultants. If a client's transaction requires localized brokerage representation, contract processing, or licensed escrows under state regulations, we coordinate with local licensed real estate brokers or title attorneys whom the client approves.
2. Strict Conflict-of-Interest Policy
Our consulting operates under a conflicts-free model. To ensure our partners advise you with complete objectivity:
- No Brokerage Kickbacks: We do not accept hidden referral commissions, rebate splits, or kickbacks from property listing brokers or sellers.
- No Lender or Vendor Referrals Fees: We do not accept placement or referral fees from mortgage lenders, structural engineers, surveyors, or appraisers whom we recommend.
- No Developer Promotions: We do not accept promotional sponsorship payments or incentives from developers to suggest specific projects to our clients.
Our only compensation comes from the fees paid directly by you under our written Consulting Agreement, ensuring our interests are entirely aligned with yours.
3. Geographic Scope of Consulting
We provide real estate consulting services across the United States. We analyze properties in various municipal, county, and state jurisdictions. However, clients are advised that local zoning laws, building codes, property tax calculations, and environmental regulations vary significantly. We work with local civil engineers, title companies, and municipal planners in each specific location to verify our reports.
4. Underwriting and Valuation Projections
Any real estate valuation, discounted cash flow projection, lease roll-over scenario, or IRR calculation provided by Crown Estate Advisors is an analytical estimate based on current market data and assumptions. Historical property performance does not guarantee future results. Property markets can fluctuate due to changes in mortgage rates, local employment growth, building code revisions, and inflation. Clients should make capital allocations with the understanding that real estate carries inherent market and liquidity risks.
